* The land registry's valuation is less than the selling price and was done using area data and previous "declared" (not actual) selling prices of other plots in the area. They do this in order to avoid high taxation . This plot was not valued at the spot by anyone. so dont get confused. the government's valuation is NOT REALISTIC AND NOT ACCURATE!
Advice from a local:
a) Avoid ready built houses/flats. mostof them are cheaply made and in few years time they crack all over or havewater leaks everywhere.
b) Avoid buying land in bad earth typesoils. What ever you build it will crack or there will be landslip
c) The best thing to do buy a cleangood plot and build a custom quality small or big house of your choice.
d) Avoid communal fees in shared flatbuildings or high taxes in expensive areas.
e) The tax for this clean quality bigplot is around 15-20 euros yearly!!! To avoid Scums in CYPRUS please note the following :
a) This plot has a clear title.
b) It has an asphalt road attached. Unlike most plots sold in Cyprus lost somewhere in the forest with no road access.
c) Build allowance is 10 % of the total. You need to apply to the land registry for official approval before you build.
d) No banks on the title.
e) Immediate transfer to your name ( if you are a EU citizen) if out of eu please contact cyprus government
f) Amazing view and not obstructed
g) This land is 13 minutes drive from the nearest city (PAPHOS) and 25 minutes from LATSI area (Polis Chrysochous VIllage).
