Large house for sale in Tuscany Italy 4 bedrooms and Vineyard 290+ sq. meters for sale
Large house for sale in Tuscany. Italy (Bastia di Licciana Nardi - province of Massa Carrara)
The current habitable space is approx 290 square meters and there are additional 135 sq. meters (currently used for storage and cellars) which could also be converted to habitable space making a total of 425 sq. m (covered space)
There are about 51 sq m of terraces and balconies. 65 sq. m of garden = 116 sq. m in total of non covered space (excluding the vineyard)
The house is on top of a hill in a medieval village within a beautiful area called Lunigiana in Northern Tuscany. It was stones built (the walls at the lower level of the house are almost 1 meter thick) and has been extensively renovated and extended between 1925 and 1930.
It is conveniently located one hour away from Pisa International Airport and about 45 / 50 minutes drive from the renowned seaside destinations of Lerici. Portovenere (the gulf of the Poets) or the famous Carrara marble caves.
In winter time you can also get your skis/snowboards and go to Cerreto slopes in less than an hour. You will also be spoilt for choices if you want to do mountain biking. trekking or cycling in general.
It is in a beautiful medieval village at 500m above sea level with just a few houses. a gorgeous Malaspina Castle (privately owned) and a church. It is surrounded by rich woods (walking distance) full of porcini mushrooms and chestnuts . 4Km down in Licciana Nardi you have access to shops and restaurants and a lovely river where . if you are skillful enough. you can do some serious kayaking in Spring (not for the faint hearted !) . The same river features some amazing natural pools to cool down in summer (for free).
The quality of the air is so good that you can still see plenty of magical fireflies in summer (it appears that fireflies cannot be found in polluted areas)
Free parking is available in the village main square 30m away from the house . The motorway and nearest train station are 20 minutes away.
Besides the beautiful microclimate. the house is 100% South facing and protected from the colder Northern winds by the mountains behind.
From its terraces. balconies . windows and garden you can enjoy breathtaking views stretching over the whole valley and over a 30 miles radius with the Apuan Alps on one side .
I hope this gives an idea of the uniqueness of the environment and settings. now on to the house :
The house itself is structured on various levels with 4 bedrooms. lounge. dining room. study. kitchen diner. 2 bathrooms. veranda. 2 storage rooms. 3 cellars for wine making if desired (or simply for storage - one of the cellars has a mezzanine level too) . 5 separate independent entries to the house (3 to the main house. 1 to the cellars. 1 to the heating room at the bottom of the house)
Every single room is above street level and has at least one window. Potentially the house could be converted to independent apartments (3 or 4 depending on the size required)
The house is totally covered by a waterproof quartz based coating. features a lot of Carrara marble details (mainly stairs and the front entrance arch though I must mention a truly unique full marble sink almost 2 meters wide with the marble worktop) as well as some precious woods and antique columns (in the main terrace).
It is in need of internal re-decoration + painting and at least a partial re-roofing. The gutters need to be replaced too so there is a bit of a project too to make it your own home.
The garden (mostly overgrown and with some mature trees) is also in need of attention.
Also included in the sale. 10 minutes walk from the house. is a 1000 sq meters vineyard / orchard (apricots. pears. figs. nuts. apples. cherries – also kiwis. strawberries and tomatoes in the past) which is connected to the water supply. If you know what you are doing you can tend to the vineyard yourself or ask one of the local experts to do it for you.
This is a direct sale without intermediaries (thus saving the 3 to 6% commission - for buyers too - applied by Italian estate agents). This equates to quite a few thousand pounds in savings.
The property is visible by appointment and you can contact me via email or phone on +44 (0)7972 831535
I will then put you in touch with my father if you speak/write Italian or. alternatively. you can keep liaising with myself.
The only reason for sale is that my parents are not getting any younger and are moving to a much smaller flat.
The house will be available to move in from September 2015.
I will be at the house at the beginning of August and will be able to help with viewings etc.
