I am an attractive lovingly built house. looking for a new owner.
Here is my story:
I was built in 2005. upon a small meadow. amongst the idyllic countryside in the south-eastern part of Styria. which is also known as “Vulkanland”. Many who see me imagine me as a lovingly renovated older house. but in truth I am a newly constructed home. My current owners created me out of many natural materials: all locally sourced brick. plenty of timber. and I am finished in natural colours and protected by beeswax and linseed oil.
I'm built on a 1552 plot upon a hill. where I can gaze towards the magnificent castle of “Riegersburg”. I bask in the sun all day. because I am south facing. I'm actually 2 houses. so I'm not alone: the smaller house we call the “Kellerstöckl”. is 64 and the bigger building is 102 . We are connected to each other with a glass panelled entrance hallway. Because we both together form an L shape. this was the reason to build a patio. It's an amazing space. nbsp;there is no better place to sit out in the open when the sun shines in the summer. where my family can enjoy absolute protection in the shade to rest. read. hang laundry. barbecue or tend to the tomatoes and the colourful flowers. Ah. I so love it when the whole family is at home. and sit under the two lime trees in "my" courtyard where my owners little boy plays.
The largest part of me is the main residential house on two full floors. I like it very much that I have no sloping walls. On the ground floor I am actually “open-plan”: living room. kitchen. dining room. foyer. well. the WC is separate. Off of this main area is the “larder”. which I use to store my food stuffs and washing room combined. and from there leads off to the “furnace room”. My main heat is provided by wood. I have a new "wood gas generator". which is convenient. easy to use. and gives my owners plenty of warmth through the radiators fitted throughout. and lashings of (2000 litres)hot water. throughout the day.
On the first floor they have built two rooms. the partitions are made of wood. so easy to move and redevelop. a bit like a Lego house. And the bathroom is also up there. Bathtub with shower mixer taps. toilet. and sink. very practical and well loved. Then I have a roof. the “attic” of which is not yet developed. but a new owner might want to take advantage of the extra space that
a loft conversion could bring.
The smaller of the two buildings (Kellerstöckl) again has two floors. and once more no sloping walls. Downstairs there is a kitchen/living room with a wood burning stove. two radiators
connected to the main central heating system and a WC with shower and toilet and wash basin. From this floor you get into the garage. I'll tell you about it later. The upper floor of the Kellerstöckl is also a full sized room with two wall mounted radiators previously used as the study room. is now partitioned off and used as a master bedroom for this annexe.
I was very happy during the process of my construction. It was a dream that came to fruition for my owners. Imagine if you will. that all of my floorboards for example were lovingly cut and laid. down by the owners. Then they were smeared with linseed oil and protected with beeswax. My lady owner was sitting for many a long day on the floor polishing me with a cloth. I so love her for that! I could tell so many similar stories. Yes. I know why guests always say that they feel comfortable within my walls. because of the fact that so much time and love went into my construction and completion. instilling a very good energy within this home.
Now to the garage which was built a year later in 2006: it is larger than the two houses put together. some 200 but you only get to see the garage door. since it was built underground. The garage is completely dry. because my owners used it as a book store . But it is versatile. other uses could include: photo studio. child's play area in inclement weather. dry goods warehouse. workshop etc. I can well imagine that my new owners will be very happy to use this space and enjoy its versatility i. e. as a wine cellar. garage. storage room. or workshop for example.
I'm situated in the middle of the countryside just under the brow of a hill. with exceptional views of the small valley of "Kleegraben" yet the village of “Ilz” is only a 5 minute drive and the junction for the A2 motorway is only about 10 minutes away. You can be in Graz in under 30 minutes and Vienna is merely 90 minutes away. Local attractions include the magnificent "Riegersburg" castle. perched atop a rocky outcrop visible in the near distance. the famous "Zotter" chocolate factory. The thermal Spa's of Bad Waltersdorf. Bad Blumau and Loipersdorf are all less than 20 minutes away. And if you are interested in Formula 1. the Austrian GP circuit at Spielberg can be reached in just 75 minutes.
The border areas of both Hungary and Slovenian are both less than a half hour away by car.
Steiermark (Styria) offers wonderful potential for retirement owners from elsewhere in Europe and beyond. with fewer of the restrictive covenants on owning property than other
areas within Austria.
