The property is located in Thuringia. Germany. in a small town called Steinach. between Nuremberg. Frankfurt and Leipzig.

The property for sale consists of a building from 1928 with basement. ground. first floor and attic containing 4 apartments with an overall gross floor area of 453. 5 and the land with 557.

The property is located in a quiet. idyllic residential area on the hillside with stunning views over the valley. the town and the surrounding mountains. It is within walking distance from all amenities. The address is 96523 Steinach. Bocksberg 19.

The building was constructed on an elevated platform with a stone retention wall to the street and accessed by stairs. To the rear there is a sloped garden with 2 sheds.

The building has a stone pediment all around up till the height of the ground floor. and all the rest is wrapped in slate.

The main entrance is around the back. leading to the staircase which gives access to storage rooms and laundry in the basement. two apartments per floor in the ground and first floors and further storage area in the attic.

There are 9 rooms in the basement. two of them with direct access to the exterior. Although the basement is being used as storage it could easily be converted into one or two apartments since the ceilings are high enough and it stands in effect  mostly above ground. The overall living area of the basement is 85. 2.

The 4 apartments are all similar; each of the apartments has an entrance hall. bathroom. kitchen and 2 or 3 further rooms. Each apartment has 50 of living area. The apartments have many large windows to 3 sides with great views and lots of sun light.

The attic has 2 access doors from the staircase. it has 3 dormer windows. and it is pretty much an open plan with 38. 9 of living area (although the actual floor area is more. this is the area that has enough head height to comply with the regulations to be used as living area).

The basement and ground floor slabs and stair are made of concrete; the other slabs and roof structure are made of timber.

Structurally the building is in good condition. it could be lived in but it could benefit from some modernization works. particularly a new heating system. bathrooms and kitchens.
There are some electric and coal stoves. kitchen ranges and electric water boilers but there is no certainty as if everything is working.

Most of the windows have wood frames but some were replaced by new pvc windows.

All the services are connected. that is water. electricity. waste water. telephone and city gas.

There is no access for cars into the property but one can park for free in the street.
The annual tax for this property is 156 Euro.

The property is a free hold with clear title and there are no mortgages or debts associated with it.

Steinach has approximately 4. 00 inhabitants and it is situated between the Thuringian “Schiefergebirge” (Slate Mountains) and the “Frankenwald” Natural Park.

The town is the intersection of two touristic routes. the “Thüringisch-Fränkischen Schieferstraße” (route of the slate) and the “Deutschen Spielzeugstraße” (German toys route).

Steinach was known in the past for the mining of iron ore and slate as well as for the toys industry. These days it's more known as a touristic resort. particularly for country holidays and winter sports.

The ski resort “Silbersattel” is within walking distance from the town centre and there are endless pristine hiking areas all around.

Steinach  is a well preserved picturesque town with it's characteristic slate wrapped houses spread over the hillsides of the Steinach brook valley.
The town is served by a good road system. bus and train. Hof international airport is 82 Km away.
