What are payment plans?
We source properties from owners all over the world and negotiate creative deals to allow you as the buyer to fully leverage your money buy only putting small amounts of money upfront usually just paying our fees and legal costs and the balance is paid in monthly instalments in some cases interest free! . For example a motivated seller contacts us saying they do not want the property any more and ask us to find a buyer we explain because of the state of the property market in most countries right now its better if they can offer ‘seller finance' so allowing a buyer to pay money instalments to pay off the balance over a period of time usually we go for as long as possible as to make the monthly payments more affordable and usually with no deposit payable although on some deals sellers insist on deposits.
These are perfect for todays market and you need to get in now as the property markets start to recover you will benefit from huge capital growth in-some cases.
Ok so you may think well I want to buy cash. great we can get you some great discounted deals anywhere in the world how ever if you think about this for a second. Why would you buy cash? With payment plans usually there's no interest to pay so its an interest free loan!! What bank would ever give you that?
Say you have £40. 00 and you were going to buy an apartment cash you would tie up all that money all at once in just 1 property! however paying just our upfront fees and legal fees you could buy 5 properties and still have change to take the family over and stay in the property you have just bought! Of course you will still have monthly payments to keep up but you have a fixed purchase price and payments will remain the same (unless paying a sellers mortgage in which case you will have interest to pay)

What safe guards are put in place to protect me as the buyer?
We get asked this a lot and we have various ways to protect you and your new asset what's to stop the seller mis-spending your money and not paying the mortgage you may well ask?
- Regular mortgage statements showing they are paying the mortgage every month which you must request for the seller
- Deeds are kept in the current owners name until paid for in full this is to protect the seller. You will have a legally binding contract with the seller stating the terms clearly.
- You may also further protect your position as the buyer by lodgeing the contracts at land registry which can be costly and you need to decide with the solicitor if this is viable.
Can I make over payments or do I have to pay a set amount?
You can make over payments and its encouraged actually as the sooner its paid off the sooner you own it!. you may want to apply for a mortgage or pay it off cash at any time during the payment term
Can I let the property out?
Usually yes unless the owner has a specific reason not to. generally most of our sellers allow this and again it's a good way of paying your property off.
Do I pay the bills?
Yes you are responsible for the property and any/all bills What if I don't want the property anymore?
You can sell it on in the same way you purchased it through us or by your own efforts. you can give notice and walk away (not advised as you loose any money up to that point). or you can out right sell through an estate agent.
If values rise in the future can I sell on for more than my set purchase price? Yes absolutely this is a big benefit to these plans
What are the risks involved with these?
With any ‘creative' deals we put together their will always be an element of risk attached this is the trade off for not putting in massive deposits and qualifying for bank finance.
The seller needs to be in good financial standing as if they go bankrupt it may affect the property (you can credit check sellers at your own request and cost)
You are responsible for the property and any tenants so there is a potential risk
If the seller die's you will need to cover this aspect with the solicitor to see if you can put a power of attorney in place to cover this.
You must consult with the solicitor as to the risk's involved
What happens if the seller disappears or dies?

We do not credit check buyers so please make sure you can afford the monthly payments on each property especially if a mortgage is attached because if rates rise then so do your payments
Disputes and resolutions
If you have any disputes with the seller or they stop communicating with you. you can seek re coarse through the courts. we always recommend you try and resolve issues out of the courts. as long as both parties stick to the main terms theirs never usually a problem. You have a fixed purchase price (If property is unencumbered) and fixed payments over the life of the payment plan so as long as you maintain the property and stick to the agreements we rarely have issues.
