Radiators in every Farmhouse room. A/C in master bedroom.

Hot water from 80 litre electric immersion tank installed 2012. Central heating can be fired by either oil or a wood burning stove. We rarely use the central heating as the climate here makes it unnecessary. in fact we only had it on for 2 weeks in January this year.

Possibility to install a submerged gas tank for heating if you want to. We have checked the feasability of this and there are several local companies that can install this.

All windows have screens and also have wooden shutters made from imported Russian hardwood.

Re-plumbed in 2011 and every room has been painted in the last two years. Entire outside of house was re-screeded last year in white.

Italian terracotta tiles on angled roofs. There is also a flat roof area-RESURFACED IN 2014- which is accessible from an outdoor stone staircase. Facing south a view of the Meditteranean less than 1km away. Facing north a view of hills and on a clear day Mount Etna (120kms away ) is visible.

Outdoor area - Several patio areas made form local granite with the main patio areas adjacent to the side and front of the house. Mulberry and Carob trees affording shade.  Outdoor granite table seating 12 with new stone bbq.

To the front and side of the farmhouse there are lawns bordered with shrubs and perennials. Total property size is 7500 sq m which is equally divided. One half is fully fenced with a perimeter of evergreens in some areas. Also on the property there are fruit trees- orange. mandarin. pear. fig. lemon. huge and ancient prickly pears. aloe vera plants and over 25 olive trees which last year gave us 45 litres of olive oil. The other half is also fully fenced and is not currently utilised but could easily accomodate a tennis court. basketball court. football pitch. nbsp;sports area etc.  Interim planning permission has been granted for a small 85 sqm house in this area if that is of interest to you.

Swimming pool is in-built and was installed in 2008. Measuring 12m x 6m (36 feet by 18 feet ) it has steps into the pool with two jacuzzi jets and in-pool lighting. Surrounding the pool there is a patio area with a larger area used in the summer with a gazebo. Grass frames all four sides. Small pool house housing the pump and equipment. The pool is set approx.  15 metres from the farmhouse.

Outdoor lighting is strategically placed by the pool and throughout the property.


FREE WATER! There is a fully owned private and exsclusive well on the property which supplies all required water for house. pool and sprinkler systems for the garden. The well is submerged 35 metres and fresh water is pumped electronically to in invisible holding tank. The pump was replaced two years ago and has a lifespan of 20 years.


There is also. included in the price. a separate 3 bedroom annexe which has been recently converted from an old olive press. The annexe has one bathroom. a kitchen/diner and an original brick built pizza oven. The kitchen was installed last year.  The annexe is approx 10 metres from the farmhouse and is accessed via the outdoor patio or garden. This annexe could be used as Granny annexe. nbsp;for guests. either friends/family or for paying guests.

In addition there is a separate 1 bedroom annexe with new roof (2012). nbsp;fully tiled bathroom with shower (2012). Functional kitchen.  The outdoor garden adjacent to this is approx 60 sqm and has an outdoor shower and stone sink and is fully fenced.  This annexe is adjacent to the double garage. It was our intention to complete this project and create either a one or two letting apartment. Currently the double garage retains its double steel doors but these can be easily removed to complete the annexe if required or simply retain as a double garage/workshop.

The property is accessed through a wrought iron gate from a 100 metre lane off the quiet main road. On the property there is additional parking for several cars. Long-standing. very friendly Norwegian and Sicilian neighbours adjacent. This is a quiet agricultural area and is set between Santa Croce Camerina and Punta Braccetto in the South of Sicily. Distance to Santa Croce is 4 kms and the clean sandy beaches at Punta Braccetto are 3 kms in the opposite direction. Very private and very quiet but not isolated- neighbours nearby. shops banks etc 5 mins away.
