Although nestled in the countryside. this property is only a 10 minute drive away from the M7 motorway which links Budapest with Croatia and the Mediterranean Sea. The nearest town is just a 20 minutes drive away where all the necessary shops are located.
If you drive 10 miles to the South West. you reach the Croatian border. another 1 hour and you are in Zagreb. and the warm clear waters of the Adriatic Sea are just another 2 hours drive away. The climate is influenced here by both the Mediterranean and the Continental airmass which means cold enough winters for snow and skiing in the nearby Alps in Slovenia or in Austria. In April - May and September - October. the maximum temperature is around 20-25 C and in the Summer months. it is almost always between 25 and 33 C. the weather is predominantly sunny all the way long from Spring to Autumn with 1800-1900 hours of Sunshine per year. with enough rain (6-800mm) to keep the vegetables. vine and fruits growing.
If you drive 1 hour to the North East. you can swim in Central Europe's largest lake. Lake Balaton (see pictures) which has a water temperature between 23 and 28 C during the Summer months or you can spoil yourself relaxing in one of Europe's most famous spas which are situated just to the South Western end of the lake. This idyllic village offers you plenty of outdoor activities from horse riding to viticulture. long woodland walks. fishing in the numerous nearby lakes and streams (just 5 minutes from the house) and thermal spa experiences even in the next village.
The gentle sloping land comprises of an extensive garden with a wide variety of mature trees and shrubs. There are mature apple and pear trees. a vegetable garden and an ornamental garden with an attached acre of grazing land. It truly is a fantastic place to live or enjoy as a holiday home.
The Vineyard is situated in the nearest village. Maroc. just 5 minutes drive from the house and comprises of a small house with Cave (see pictures). plus mature peach. cherry and walnut trees. The vines are trained to a vertical curtain style and yield both red and white grape varieties popular with this area.
The house is of brick construction and was built in 1965 and has an area of 140 square meters. It would benefit from some modernisation. but it is perfectly habitable. It is positioned on the highest point of the street. so it is well protected from floods or ground water. There are 4 bedrooms. a living room. a kitchen. a bathroom with hot water storage tank. a storage room. plus porch and attic. There is a well outside by the porch and a stream flows into the wood at the bottom of the garden.
A secure double door allows access to the porch. On entering. to the right. steps lead up to a bedroom (4x4m). This was added to the house after the original building work. Straight on. you come to a good sized family kitchen (4x5m) and to the left there is a double door which opens into a living area (3x3m) with gas heater and wood burner. Next to this is a small bedroom of roughly 3x3m. and to the front of the house there are two more bedrooms. One is approximately 4x4m and the other. the largest of the bedrooms is approximately 5x5m in size. There is also a 2x2m sized bathroom with bath. a 1x3m storage room with shelving. both accessible from the living area.
Services include mains water. electricity. gas central heating. telephone line and the mobile signal is good. thanks to the newly built antenna tower on the nearby hill.
