The property is situated in the heart of Pretzsch. a small town by the river Elbe.

Pretzsch is a picturesque small town surrounded by beautiful country side. with a castle. hotel. museum. sports ground. school. swimming pool. parks and all the basic commodities. It is connected by a good road system and train to larger cities like Leipzig (60Km). Berlin (130Km) or the world famous Lutherstadt Wittenberg (25Km). Leipzig International Airport is 60Km away (about one hour by car).

The property is a freehold. with clear title. no mortgages or debts.


The apartment block is from around 1900. it was built with solid brick and the floors and roof structure are made of timber. It has an overall gross floor area of aprox. 532. It has a basement with aprox. 116 with a few storage rooms. Each of the other floors with an estimated gross floor area of 138. has 2 apartments which range in area from 45 to 58. Only one of the apartments (second floor. right hand side) has a working bathroom. there are 2 toilets in the landings of the stairs. The apartment's layout can be modified to accommodate bathrooms and for instance. two apartments can be merged into a larger one. The building may also be used differently. for example as a B&B. offices. holidays accommodation. span>  as a large family home. etc. There is some water damage in the ceilings and floors of 5 rooms (4 in the second floor and 1 in the first floor). This is due to the poor condition of the asphalt roof covering in the flat area of the roof. To apply a new asphalt cover is a relatively simple and inexpensive job. The building is heated by oven heaters. some of which are still in place. The reason I'm selling is that at the moment I'm restoring another property in Germany that is requiring all my attention and resources.

The starting price is £6. 00 with no reserve. It will sell at whatever price it ends at.


The winning bidder will be required to contact a notary in Germany within 24 hours after the end of the auction in order to start the legal procedures.

In the next days the notary will set up a trust account where the buyer will lodge 10% of the selling price as a deposit. The remaining 90% will only be paid by the time the contract is signed (more or less one month later).

The sale contract will be in German and if needed translated into English (or another language) and it can be signed in Germany or in any German Embassy or Consulate.
