A bit of background information; 

I have lived here with my family for 1 year. It really has been a great home for us! I run a waste recycling business & this to me is the closest you get to cheap eco living (without solar power).  

It is well insulated with eco glass. new insulation - which keeps heat in & out depending on the time of year. it has energy saver lighting throughout. it has a gas fed oven & a LOG FIRE/WOOD BURNER which runs 5 radiators & the hot water!! 

All furnishings & parts can be included at extra cost. So please bare that in mind as you may want to pick & choose when we come to a deal!? 

Written description: 

On approach you can only appreciate that this 'log cabin' looking lodge with it's stylish wooden cladded finished in a clean cream is not your average 20' wide x 40' long twin unit! 

It is spacious. comfortable & cosy. even with it's attractive open plan design.  

The double doors leading onto the veranda make it ideal for summer time BBQ's. dining & relaxing in the sun or hot tub! 

The large windows open for plenty of ventilation & air circulation & introduce plenty of light throughout.  

The 8' long x 7' wide utility room is ideal for kicking off dirty shoes & hanging coats - which helps keep the easy cleaning solid oak laminate flooring throughout dirt free - which is great for cleaning up after kids too. The porch ads extra space for appliances also.  

The 9' long x 7' wide kitchen has inset lighting running energy saver bulbs & giving good food preparation conditions - with built in cupboard down lights also. The Zanussi cooker runs on gas which also cuts down electricity costs.  

The 8. 5' long x 10' wide dining area ads a nice comfortable separation between the kitchen & lounge - we have some of the best family time at the table! 

In the winter the wood burner brings a cosy. country feel & as long as you have a good log supply - you will keep nice & warm - watching tv. playing games or reading by the fire in the 21' long x 11' wide living room.  

The wood burner also runs 5 radiators throughout the property & the hot water.  

In the warmer months. the hot water runs on a simple immersion system operated by a switch.  

The 12' long x 5' wide hall way leads to the following 5 areas; 

The power shower is the best for waking you up in the morning & relaxing you before bed in the 5' long x 7' wide bathroom! 

The 10' long x 7' wide spare bedroom & study has been used for an office - but the fixed solid wood furniture can easily be removed & kept to make a larger bedroom area!? 

The 10' long x 10' wide boys room is a great size & the floor to ceiling window brings good light for playing/homework etc.  

The 17. 5' long x 10' wide master bedroom is very spacious with 2 windows at each end.  

The 4. 5' long x 3' wide airing cupboard has a drying storage rack for towels/bedding etc & is a great warm drying environment with the boiler beside it.  

The 10' wide x 24' long decking area is perfect for access & wining & dining. It also has a log supply storage area which runs along the front under the safety rail.  

Insulation; 

The lodge is very well insulated. the whole interior was gutted & new timber frames built in with fire proof insulation put in & covered with new marine ply sheets - so each room retains heat in the winter & keeps heat out in the summer.  

New pvc doors. windows & frames have been installed with double glazed Eco glass (the latest on the market) 

Drainage; 

The lodge benefits from guttering attached to new PVC fascia all round with the down pipes running into water butts - for re use of water (saving on the water metre).  

The waste water outlet is situated just under the bathroom area & has 5 waste water pipes running to it. this then runs off down to the main drain. (All the pipework will be included in the sale) 

Service supply; 

The electricity is supplied by 3 phase cable - this will be included in the sale (about 10 metres in total) 

The gas pipe feeds the cooker & hobs - this is fed on gas mains at present but we have the adaptors & pipework conversion to run to bottles which will be included.  

We have meters of water pipe which will be included as well as insulation to cover the outside pipework.  

Storage; 

We have cladded right down to the floor round the skirt of the Lodge to keep weather out. which helps on insulation & generally looks better. It also offers great storage - so we have made an easy access hatch underneath for this purpose (if you are happy to crawl in & out out) 

Service & maintenance; 

The Lodge was fully serviced when it was re - built just over a year ago. we even bought 8 new tyres which sit on the rims off the unit in the dry keeping safe & clean. along with the 2 tow hitch balls! 

This is ready to be moved. installed & continue to be used for many years to come.  

Transportation & delivery (anywhere in the UK) can be arranged at an extra cost!

The only thing that is missing here for us is a view! 
Views (interesting scenery) would be the icing on the cake.  

This leads to the question - why are you selling? 

With work direction changing & different commitments arising. we are really left with no other option! We will definitely miss this home; however we will always remember the fun times we have here!
