The house is 1:1. which means the papers on it are completely clear and fine in every way. The ownership is listed under my name in the local registry office.
The house is based in Croatia. near Split airport. on a small island/peninsula of CIOVO. Ciovo is an island/peninsula connected to a larger town TROGIR with a bridge (Trogir is Unesco heritage town) and then from there there is a straight road to Split Airport. The distance between my house on Ciovo and Trogir is approx. 10 mins drive and from there on another approx 20 mins drive to the airport.
The house is based in a very little village Slatine on the island Ciovo. There is also a daily boat that goes several times a day from Slatine to Split. Split is Croatia's largest city and one of the most beautiful ones. Split is 1700 years old and once belonged to Imperor Diokletian. It is also a busy very developed city with an amazing promenade and a busy port. Ferries from Split lead to all major islands such as Hvar or Brac. Mljet or Korcula. Also. Split is a crossing point to go to Dubrovnik or Makarska.
Now. about my house: it is an old stone house. 33m2. It consists of two areas: downstairs room that is currently used as living room/kitchen + separate room that is shower room/toilet. (Note: The current kitchen downstairs is old and the sink is broken (there is a hole in it so it needs to be replaced). There is a brand new white kitchenette I bought that I left upstairs. so it would just need to be taken downstairs and installed with the existing kitchen pipes).
To go upstairs. you need to come out again and go upstairs by the side stone stairs. Upstairs is the bedroom + another separate shower/toilet room.
The downstairs room is slightly dark and small. as it only has a small window and low ceilings but here there is potential for making another inner window if you wanted. The upstairs room is very light. it has two large original wooden windows with added wooden shutters. And one more bathroom upstairs. quite identical to the one downstairs.
The two bathrooms (upstairs and downstairs) have both been renovated and all inside is new. Both have a boiler each (electric). Both bathrooms have shower only - no bath.
The house has no sea view. but it has the view of the other surrounding village houses of the same style. The nearest beach is approx 300m away. but there are many beaches all around the island. especially nice sandy one is the one in nearby town Okrug Gornji.
The house has no air conditioning. but that can be put in for around 400 pounds if wanted.
The roof was completely changed when I bought the house in 2002.
The house is semi-detached to another house. sharing one wall with the neighbour who is middle-aged married Croatian man with no children and no pets.
The house is a national heritage listed property. which means that noone can ever demolish it for any reason. which I found pretty handy as I lived abroad and therefore did not have to worry too much about it as the country protected it in my name while I was away. It also means you cannot make a loft extension without first applying for a permission from the local Trogir's government (This is something I intended to do as to make space for our kids. but we ran out of money. so I never even applied for the loft building permission).

Also. if you are a British or any other EU citizen. the sale would be very straight-forward via my and your solicitor. and exchanging of the contract. There is no need for any additional duties as Croatia allows sale to EU citizens. But after the sale. you do need to pay the Croatian tax on buying of a property. which is not too much. but you can check with a solicitor how much exactly (around 5% of the property price I believe).
Anyhow. I am a genuine person and this is a genuine sale. and quite a bargain too for someone wanting to own that little piece of beautiful Croatian coast.
