LOT 1

This lot comprises approximately 22 acres of unspoilt rolling grassland and woodland. in Olha. Manitoba. Canada around 150 miles northwest of Winnipeg. It has generous frontage onto Olha Lake and a large pond. There is an owner's house near completion on the property and development potential for up to 20 more holiday cabins with planning in principle verbally obtained from the area Development Authority which is the Rossburn Rural Municipality.

Owner's House

Accomodation:          The house has upper. lower and basement stories and is finished in a cabin style. The lower floor is to comprise a generous entrance lobby. spacious open plan kitchen and living room. with double doors leading out to a raised deck. and a bathroom off to the side. The upper floor is to comprise two bedrooms; one with a balcony overlooking Olha Lake. The basement is prepared. but not yet completed. to comprise a utility area plus two further bedrooms and a second bathroom. with three above ground windows affording natural light.

 

Construction:            The house is constructed using materials and techniques proven to be environmentally efficient and durable. The basement is half set below ground and built using reinforced concrete blocks (Logix Blocks: www. logixicf. com ) clad internally and externally with polystyrene insulation. This basement structure provides additional living space and supports a two story prefabricated home (www. nelson-homes. com) constructed using wooden wall panels. Externally. these wall panels are clad with fibre board to provide high levels of insulation and a timber appearance that is maintenance free and weather resistant. All doors and windows are double glazed throughout to complete a well insulated and energy efficient dwelling.

 

Build and Services Status:    The house has been completed to the point where it is secure and weatherproof with all exterior walls and roof space having been insulated and vapour barrier installed. The lower floor has internal stud partition walls in place. The upper floor has stud partitions in place with plasterboard fitted. The material required to complete work on the upper floor and the decking area is already provided on site. Electrical power from the local grid has been connected to the mains fuse box. tested and certified by the local Power Company. Manitoba Hydro All main cabling has been first fixed ready for connection to the household supply sockets and lighting. Upper floor sockets and light switches are installed. Others still require installation. All remaining sockets. switches and light fittings are on site. Water in the local area is obtained from bore holes and the water belongs to the land owner. A bore hole has been drilled on the property and the water has been tested as suitable for drinking. This bore hole is sited about 50m from the house. A water supply pump. external feed pipe work and the house internal plumbing still require material and installation. A septic tank has been installed for waste water.

The construction has been overseen by the local building inspector who has regularly visited the site and verified that the construction work completed is compliant with current Canadian building codes.

Regulatory and Planning Status:

 Lot 1 is made up of two individual adjacent lots. The owner's house is built on the smallest lot which is about 6. 5 acres. The other lot is approximately 15. 6 acres. Each lot can be sold on separately. or has the potential to be further subdivided to form smaller lots. Each lot comes with existing planning permission for one dwelling with no constraints on size or purpose.

Current land and property taxes:

For Lot 1 are about CA$1700 in total per year. roughly £1100 at today's exchange rate.

LOT 2

Lot 2 is an adjacent lot of about 16. 5 acres with a generous frontage on Swystun Lake. a wooded area and also borders the large pond. This lot has separate planning approval for the erection of one dwelling and a separate bore hole for water supply.

Land taxes for lot 2 about CA$700 per year. roughly £500.

The Development Authority has given verbal agreement in principle to plans for 40 further rental cabins (both lots combined) and welcomes newcomers bringing in new ventures that can grow the local economy.

In Canada. property sales of this nature are usually dealt with by one lawyer acting for both parties and legal costs are divided between buyer and seller.

Residence and Leisure Business Potential

Community:   Olha is a small rural community on Route 21 made up of a general store. church. community hall and neighbouring farms. There is a small British community locally and it is growing as more people seek a better life in Canada; a country which welcomes incomers and has been largely unaffected by the global recession thanks to major political effort in the 1990s and a healthy indigenous oil supply.

Location:        Olha is situated within the heart of unspoilt Canada. Touring west there are the cities of Calgary. Banff. Jackson and the incomparable Canadian Rockies. Two hours' drive south is the US border of North Dakota with Niagara. Montreal. Toronto and the French speaking areas of Quebec to the east. To the north is a lot of snow and polar bears!

The nearest small town with all amenities is Rossburn about 10 miles away. The nearest large town is Brandon which is a one hour drive away. The nearest city and international airport is Winnipeg which takes around 4 hours to drive. Google Earth Olha. Manitoba shows Ohla Lake but not the house. which is south of the general store but too recently built. Street view will allow you to look down the lane towards Olha Lake and the main entrance to our property. Picture 5 shows Olha Lake from the house. Picture 6 shows view from the rear of the house.

Natural Wildife:        The area is renowned for its wildlife. Deer and beaver are very common. black bears are regularly seen and you may see moose. caribou or the occasional lynx. Local bird life ranges from humming birds on the porch to a large flock of pelican which regularly visits Olha Lake. Canada geese are always passing through and you may experience the sound. if not the sight of. the evocative Loon bird. To the North of Olha is Riding Mountain National Park. one of the largest national parks in Canada with its own roaming herd of buffalo.

Outdoor Leisure: Canada has a myriad of lakes and consequently fishing is a passion for those who enjoy living in the great outdoors. Visible from the house is Patterson Lake which is internationally renowned for its fishing. It is a popular resort for Americans driving north and requiring rental accommodation that is currently in short supply. Other summer activities enjoyed in the area include backpacking. cycling. horse riding. boating. sailing and canoeing. Clear Lake in the Riding Mountain National Park is one tourist centre providing for all these activities plus luxurious vacation homes and a prestigious new golf club. Winter sports are also provided for with the snow being very predictable. (Check out nearby Asessippi Ski Resort - www. asessippi. com). The property has two lake frontages which would be suitable for boating and fishing and the large pond in between the lakes has its very own resident beaver! The possibility of such leisure facility greatly enhances the business potential of additional accommodation.
