Reduced Project Village House Near Lucca Tuscany Italy for sale
Attached Village House with Balcony to Restore in the Garfagnana area of Tuscany - PRICE REDUCED
This medieval property is situated in an attractive village over-looking the Serchio River valley which runs off the Alpi Apuane mountains down towards Lucca and then on to the coast. The nearest town is Castelnuovo di Garfagnana. about 15 minutes or less from the house and the medieval city of Lucca is about 40 minutes away. You can also get to the beaches on the Tuscan coast from here in less than 90 minutes.
Located on the edge of the village it has a good-sized 'L' shaped balcony built over one of the original gates to the village. The village would have been completely walled at one time with just a few places where you could enter. This gate is probably about 14th Century but could even be earlier. The house itself. or parts of it. probably dates from around the same period.
There are a few steps leading up to the medieval and traditional main entrance and inside there are 2 floors. Below the house there are extensive cellar areas which could be converted to add extra living space. The condition is fairly poor with some floors needing strengthening or replacing. The bathroom was originally located on the balcony and so this will need moving. although there should be an easy connection to the sewers from each floor for wherever you decided to relocate the bathroom. There are original features inside. including a fireplace and stone steps and you can walk around most of the house quite safely. It needs a lot of work inside but most of the interior is recoverable.
The main roof seems to be in good condition with recent guttering but there is a small portion of roof which needs work. In summary. the house is not presently habitable but it could be made habitable relatively easily and the property could be a running restoration.
See the floor plans for details of the current lay-out of the property and a suggestion for how it could be converted.
This is a great starter project for someone who wants to get into the Italian property market. The house has everything you should look for in a property in Tuscany. It is spacious. has original features. good outside space and fabulous views.
After restoration. the balcony will make a fabulous place for sitting out in the sunshine. sipping a glass of chilled wine and enjoying the spectacular views!
There is car parking about 100M from the house.
The asking price is 34. 95 euros. We have shown a Sterling amount just for this listing on UK ebay and the Sterling amount is. therefore. subject to change depending on the exchange rate. At the time of listing the rate is about 1. 20 euro to the pound.

On top of the asking price. you will need to consider the purchasing fees for buying in Italy which include: the Agency. Geometra. Notary and Sales tax. You need to buy through an Italian Notary to make sure your purchase is legal and recognised in Italy. For budgeting purposes. when buying in Italy. you should normally expect to pay about 15% of the purchase price. So assume fees totalling around 9. 00 euros as a rough estimate. This is a freehold property.
But. first. you need to come out and view the property before anything else. Email or phone us to discuss further.
