There has historically been interest from a group of railway enthusiast in Campbeltown to use the building to house rolling stock for a miniture railway - so potentially another form of income if you wished to lease the unit out?
The property requires updating and is suitable for an ice cream parlour/fast food as immediately next to a putting green and a children's park/very popular play area. The green hut in the photograph is where the clubs and balls for the putting green are rented out by Campbeltown Council. The subject property is located at the very end of Hall Street where there are several cafes and restaurants. a state of the art modern swimming pool and The oldest picture house that I've heard of(listed historical building) which has just celebrated it's centenary recently. Hall street is waterfront facing with a mountain backdrop. The subject property is in a public amenity and conservation area in a fabulous location. Campbeltown has an annual music festival and a golf course amongst other amenities. It is surely the most beautiful part of Western Europe with the most fantastic views in all directions - A tourist attraction that brings in tourists from all over the world - my last visit sitting outside of a cafe on a lovely sunny day brought to my attention motorcyclists from Germany and Scandinavia.
The building is for sale as is; you are buying the building only: The electrics have been validated as fit for purpose and the interior was emptied of all rubbish/cleared for the new owner. The water and drainage was also validated as fit for purpose.
A single storey stone built former pumping station located close to Campbeltown town centre and adjacent to the ferry terminal. Subject is rectangular in nature and extends to 468sq. ft (43. 5sq. m) occupying the whole site. Campbeltown is a thriving. high amenity town. The town is well served by many high street and local shops including supermarkets. several garages. a college. schools. a medical centre/hospital and yacht club. Campbeltown is popular with tourists and also has a variety of hotels and restaurants. The town holds an annual regatta and music festival. The famous Machrihanish championship links golf course was recently ranked 22 by Golf Monthly Magazine out of the top 120 courses in the UK and Ireland. There is a visitor centre in the town and I think if the unit was sympathetically updated and furnished. fliers could be placed in the visitor centre and a decent website would ensure that this little gem would be a must see to anyone living in or visiting Campbeltown.
The deeds for the building are recorded in the Book of Sasines.
The unit is only for sale as I will be emigrating soon and basically wont be around to complete the project. Imagine working in such a fabulous location. in your own building so no landlords increasing rents every 5 years or so. No landlord and of course increases in property value will always prevail. Once established and trading records become apparent you could even sell a lease to recoup your outlay then enjoy an annual rental for ever more; either way it's a win win situation for someone with the entrepreneurial spirit!
Strictly no time wasters please. you can view the building at anytime from the exterior however I may be able to organise a look around of the interior if given enough notice (not much to see inside though just an empty building which was whitewashed sometime ago with industrial type fluorescent tube lighting).
The unit has recently had a new door fitted (Not a blue door - this is the building next door) and is a very secure unit with no outdoor space. although you could discuss buying or renting an additional space off the council - my thoughts were a serving window overlooking the waterfront and ferry terminal? Likewise customers could enter the build and sit at tables whilst soaking up the atmosphere!
Please don't waste my time requesting viewings etcetera if you are not serious about purchasing.
I will accept £500 initial payment through Paypal within 24 hours of buying and the balance paid through your legal representative soon thereafter. I have my Scottish legal team in place for a swift transaction - all you need to do is source a Scottish representative who can carry out conveyance of property transfer and the title of all deeds will be quickly transferred over.
Please ask all questions before buying. I had all relevant searches carried out and there were no issues that concerned my legal representative.
I am not open to further offers as realistically for half the price of an average car that depreciates extremely quickly. this is a good investment that will simply go up in value.
It is ripe for development. it is only 43sqms. it has bags of potential. it is ready for development. will I take less - NO it is a building facing the Loch not a 43sqm plot of land. facing the Loch. Is it a bargain - YES. I have some older pics before it was cleaned out. I can forward them to interested people. I am not living in Campbeltown currently so please do not ask me to take some updated pictures. It does need updating and I have had architect drawings made for residential purposes. however have not applied for formal residential or commercial usage to date. So subject to planning permission options are endless I suppose. The drawings which cost me to have drawn up are included in the price if you wish to try to achieve residential planing consent as opposed to commercial.
This is a fantastic opportunity to buy such a unit just in time for the summer months ahead.
